A tenancy-in-common (TIC) property is a shared ownership structure where multiple owners hold individual interests in a property. TIC financing typically involves fractional loans for each owner, based on their share of the property. This type of financing is common in cities like San Francisco and Los Angeles.
The required down payment depends on the loan type and your financial situation. Conventional loans may require as little as 3%, while FHA loans typically require 3.5%. VA loans often allow eligible veterans to buy with no down payment. Jumbo loans may require higher down payments. Contact us to explore your options.
Prequalification provides a general estimate of your borrowing power based on self-reported information. Preapproval involves a more detailed review of your finances, including a credit check, and gives you a conditional commitment from a lender. Fully underwritten approval goes a step further, verifying your documents and financials upfront, making your offer stronger when buying a home.
