FHA vs. Conventional Loans in Sonoma County: What First-Time Buyers Should Know in 2026

If you're buying your first home in Sonoma County, one of the first decisions you'll probably face is whether to use an FHA loan or a conventional loan.


The short answer: neither one is automatically better.


FHA can be a great fit when your down payment is limited, your credit profile needs some flexibility, or your debt-to-income ratio makes conventional financing difficult.


Conventional financing can be the better choice when your credit is stronger, you qualify for a 3% or 5% down option, or you want mortgage insurance that may eventually be removed without refinancing.


And in Sonoma County, there's another important factor: home prices.


For 2026, the one-unit FHA loan limit in Sonoma County is $897,000. That gives local buyers considerably more room than FHA borrowers have in many lower-cost parts of the country.


But the loan limit alone shouldn't determine which program you choose.


Here's how I would actually compare FHA and conventional financing for a Sonoma County buyer.


FHA vs. Conventional in Sonoma County: The Quick Answer


For many first-time buyers, the decision comes down to five things:

  • Credit profile

  • Down payment

  • Monthly mortgage insurance

  • Debt-to-income ratio

  • How long you expect to keep the loan


An FHA loan can allow a down payment as low as 3.5% for eligible borrowers.


Some conventional programs can allow as little as 3% down, although eligibility

requirements apply.


That's why the old idea that "FHA is for buyers without 20% down" isn't really accurate.


You absolutely do not need 20% down to use conventional financing.


The better question is:


Which loan gives you the best combination of cash to close, monthly payment and

long-term cost based on your actual financial profile?


That's the comparison I want buyers making.


2026 Sonoma County FHA Loan Limits


Sonoma County's FHA limits are higher than the national FHA floor because of local

housing costs.


For 2026, the FHA loan limits in Sonoma County are:

These are loan limits, not purchase-price limits.


For example, purchasing a home for more than $897,000 doesn't automatically mean

FHA is impossible. The question is how much you're financing after the down payment

and whether the resulting FHA base loan amount fits within the applicable limit.


That distinction matters in Sonoma County, where buyers may be looking at very different price points depending on whether they're shopping in Santa Rosa, Petaluma, Rohnert Park, Windsor, Sebastopol, Sonoma or another part of the county.


How Much Do You Need Down?

Here's where a lot of buyers are surprised.


FHA


FHA financing can allow an eligible borrower to purchase with as little as 3.5% down.


That means a buyer doesn't necessarily need years of savings before having a realistic

conversation about buying.


Conventional

Certain conventional programs can allow eligible buyers to purchase with as little as 3%

down.


Other conventional scenarios may make more sense at 5%, 10%, 15% or 20% down.


The fact that you have 20% available doesn't necessarily mean you should put all of it down, either.


I would rather look at the entire financial picture:

  • What will you have left in reserves?

  • Do you have repairs or improvements planned?

  • Are you draining your emergency fund?

  • What does the payment look like at different down payments?

  • Does putting another $25,000 or $50,000 down materially improve the loan?


The goal isn't to win an award for the biggest down payment.


It's to structure the purchase intelligently.


A Real-World Sonoma County Example


Suppose you're buying a $750,000 home.


A 3.5% FHA down payment would be:

$26,250


A 5% conventional down payment would be:

$37,500


That's an $11,250 difference before considering closing costs, prepaid taxes and insurance, credits, assistance programs or other funds available to the buyer.


Now suppose you have $50,000 available.


Does that mean conventional is automatically better?


No.


We still need to compare the interest rate, mortgage insurance, total monthly payment, cash remaining after closing and long-term cost.


This is why I don't like choosing a loan program based on one statistic.


We should run the scenarios side by side.


FHA Mortgage Insurance vs. Conventional PMI


Mortgage insurance is one of the biggest differences between these programs.


FHA Mortgage Insurance

FHA loans generally include both an upfront mortgage insurance premium and annual mortgage insurance paid as part of the monthly payment.


Depending on the loan's original loan-to-value ratio and term, FHA mortgage insurance can remain for an extended period and, in many common low-down-payment scenarios, for the life of the loan unless the borrower later refinances.


Conventional Mortgage Insurance

A conventional loan with less than 20% down will often require private mortgage insurance, or PMI.


But conventional PMI works differently from FHA mortgage insurance and may eventually be canceled when applicable requirements are met.


The amount of conventional PMI can also vary significantly based on factors such as credit score, down payment and loan structure.


This creates situations where FHA can look better for one buyer and conventional can

look dramatically better for another.


You can't answer that from a blog post.


You answer it by pricing both loans using the same purchase price and borrower

profile.


Is FHA Better if Your Credit Isn't Perfect?


This is one area where FHA can be extremely useful.


FHA guidelines are designed to provide more flexibility than many conventional

scenarios, particularly for borrowers with lower credit scores or certain credit challenges.


HUD permits the FHA minimum 3.5% down payment at qualifying credit scores of 580 or

higher, although individual lenders can have additional requirements or overlays.


That last part matters.


The minimum permitted by FHA isn't necessarily the same thing as what every lender

will approve.


Conventional financing also isn't reserved for borrowers with perfect credit.


The right approach is to run the file through the actual underwriting systems and

compare what you're eligible for rather than assuming:


"My credit isn't perfect, so I have to go FHA."


Sometimes that's true.


Sometimes it isn't.


What About Down Payment Assistance in Sonoma

County?


This is another reason first-time buyers shouldn't automatically choose a loan before

looking at the entire structure.


California buyers may have access to down payment and closing-cost assistance

programs depending on eligibility and current program availability.


CalHFA, for example, offers first-mortgage programs that can be paired with certain

assistance programs.


The MyHome Assistance Program can provide an eligible first-time buyer with a

deferred-payment junior loan of up to the lesser of 3.5% of the purchase price or appraised value with an eligible FHA first mortgage, or up to the lesser of 3% with an

eligible conventional first mortgage.


There may also be other state, local or specialized assistance options depending on the

property, buyer and available funding.


This is why I prefer to determine assistance eligibility before deciding FHA versus conventional.


The assistance program can change the math.

FHA vs. Conventional for a Sonoma County Condo


If you're purchasing a condo, the property itself becomes part of the financing decision.


Conventional and FHA financing have different requirements for condominium projects.


Things such as project eligibility, insurance, owner occupancy, litigation, reserves and

other characteristics can affect financing.


So if you're looking at a condo in Sonoma County, don't wait until you're deep into

escrow to determine whether the project works with the loan you're planning to use.


Send the property information over early.


A good preapproval isn't just about approving you.


It's about making sure the financing also works for the property you're buying.


What About Buying a Duplex or Other 2–4 Unit

Property?


FHA financing can be particularly interesting for buyers considering an owner-occupied

2–4 unit property.


FHA financing is available on eligible one- to four-unit properties when the borrower

occupies the property as a primary residence.


That can create a completely different homeownership strategy:


Buy the property.


Live in one unit.


Potentially use eligible rental income from the other unit or units as part of the

qualification.


And because the FHA loan limits increase with the number of units, Sonoma County's

2026 limit is $1,148,350 for a two-unit property, compared with $897,000 for a one-unit property.


For the right buyer, that's worth exploring.


When FHA May Make More Sense

I would take a serious look at FHA when:

  • Your available down payment is limited.

  • Your credit profile makes conventional financing less attractive.

  • Your debt-to-income ratio works better under FHA.

  • FHA produces a better overall approval or payment structure.

  • You're combining financing with an eligible assistance program.

  • You're purchasing an eligible owner-occupied 2–4 unit property.

  • The numbers simply work better after comparing the actual options.


When Conventional May Make More Sense


Conventional deserves a serious look when:

  • You have stronger credit.

  • You qualify for a low-down-payment conventional program.

  • Conventional PMI is favorable.

  • You want a potential path to removing mortgage insurance without refinancing.

  • The property or transaction works more cleanly conventionally.

  • You're putting more money down.

  • Conventional produces a lower long-term cost.


Again, these aren't hard rules.


They're reasons to compare.


Don't Choose Your Loan Based on the Lowest Rate


This is probably the biggest mistake I see buyers make when shopping mortgages.


A lender quotes a rate.


Another lender quotes a slightly lower rate.


The buyer assumes the second loan is better.


But what did it cost to get that rate?


You need to compare:


  • Interest rate

  • APR

  • Points

  • Lender fees

  • Mortgage insurance

  • Down payment

  • Total cash to close

  • Monthly payment

  • Assistance-program terms

  • Prepaid expenses

  • Credits

  • Long-term cost


A lower interest rate with thousands of dollars in additional points isn't automatically a better mortgage.


Ask for the entire picture.


My Approach With Sonoma County First-Time Buyers

I don't think the first conversation should start with:


"FHA or conventional?"


It should start with:


What are you trying to accomplish?

From there, we can look at income, assets, credit, debts, target purchase price and expected time in the property.


Then we can compare the realistic options.


For many buyers, I'll model multiple scenarios rather than hand them one preapproval and tell them that's the answer.


For example:


Scenario A: FHA with 3.5% downScenario B: Conventional with 3% or 5% downScenario C: Eligible financing paired with down payment assistanceScenario D: A larger down

payment if it materially improves the payment or loan structure


Now you can make an informed decision.


That's very different from simply asking, "What's your lowest rate?"

No. FHA financing is not limited to first-time buyers. However, its low minimum down payment and flexible qualification guidelines can make it attractive to first-time buyers.

Should I get preapproved before looking at homes?

Yes. A good preapproval does more than establish a maximum purchase price. It lets you compare loan programs, estimate cash to close and understand how changing the purchase price or down payment affects your monthly payment.


The Bottom Line

If you're buying your first home in Sonoma County, don't automatically assume FHA is the "first-time buyer loan" or that conventional requires 20% down.


Neither is true.


For some buyers, FHA is clearly the better structure.


For others, conventional wins.


And for some, the best answer isn't obvious until we compare both loans alongside available down payment assistance.


The goal isn't to put you into a particular loan product. The goal is to find the financing structure that makes the most sense for your situation.
