Non-QM Loans Explained: Bank Statements, 1099, P&L, and Asset Depletion

Last reviewed: September 2026
Non-QM ("non-qualified mortgage") lending exists for exactly one reason: traditional underwriting is built around W-2 income, and a meaningful share of borrowers — self-employed owners, 1099 contractors, investors, high-net-worth individuals with irregular income — don't fit that model even when they're financially strong.
The Four Main Non-QM Documentation Paths
Bank statement loans qualify income from 12-24 months of business or personal bank deposits rather than tax-return net income, applying an expense factor to estimate true cash flow.
1099 income programs qualify contractors and gig-economy earners using their 1099 forms and deposit history rather than requiring two years of tax returns showing consistent W-2-style income.
P&L-only programs use a CPA-prepared profit and loss statement — sometimes without full tax returns at all, depending on loan amount and program.
Asset depletion (asset utilization) loans qualify a borrower based on liquid assets divided over a loan term, useful for retirees, investors between income-producing ventures, or anyone with significant savings but inconsistent documented income.
Who Actually Needs This
The common thread across all four programs is the same: a borrower whose real financial strength doesn't show up cleanly on a standard tax return or paystub. That's not a red flag — it's simply how self-employment, contract work, and investment income get documented differently than a salary.
The Real Question Isn't "Do I Qualify" — It's "Which Method Fits"
These four paths aren't interchangeable, and picking the wrong one can mean a weaker approval than necessary. A business with strong deposits but messy write-offs usually fits bank statements. A borrower whose CPA already prepares clean financials may do better on a P&L program. Someone sitting on substantial assets between ventures may qualify better through asset depletion than either income-based method.
Been told your tax returns don't reflect your real income? That's exactly what Non-QM programs are built to solve — worth a real conversation about which documentation path fits your situation.
