The $2.9 Million DSCR Loan: How a No-Ratio Structure Actually Works

Last reviewed: September 2026
Our largest DSCR transaction to date was approximately $2.9 million. It's a useful reference point — not because the size itself matters, but because of what it illustrates about how DSCR financing scales differently than a conventional loan.
Why Loan Size Isn't the Limiting Factor It Would Be Conventionally
A conventional investment-property loan is capped by conforming loan limits unless you move into jumbo underwriting, which brings its own personal-income documentation requirements back into the picture. DSCR financing doesn't work that way — the property's income (or, in a no-ratio structure, the leverage level) is what drives eligibility, not a loan-limit ceiling tied to personal qualification.
That's part of why DSCR has become a common tool for investors scaling into larger single properties or multi-unit buildings: the qualification method doesn't change just because the loan amount grows.
What Changes at Higher Loan Amounts
A few things genuinely do get more attention as the loan size increases:
• Reserves. Larger loans typically require more months of reserves, calculated against the new mortgage payment.
• Appraisal scrutiny. Higher-value properties often get a second appraisal or an enhanced review, particularly on unique or higher-end properties.
• Lender overlays. Not every DSCR outlet we work with has the same maximum loan amount — this is exactly why access to multiple programs (we currently work across 14 in-house options and roughly 27 broker outlets) matters more at the top end of the loan-size range than it does on a smaller, more standard transaction.
The Actual Lesson From This Deal
The headline number ("$2.9 million") isn't the point. The point is that a rental-income-qualified structure scaled to that size without requiring the borrower's personal tax returns or W-2s — which is the entire premise DSCR financing is built on, just proven at a larger scale than most examples people see online.
Thinking about a larger investment property transaction? The structure question — standard DSCR, no-ratio, or something else — matters more at this loan size than at a smaller one. Worth a real conversation before assuming a big number automatically means jumbo conventional is the only path.
