Not every buyer needs a lower rate to save money. Sometimes, it’s about getting creative with structure, strategy, and timing.
Here are three “housing hacks” that have been helping clients this summer:
1. Use a Lender-Paid Buydown.Instead of negotiating with sellers for credits, some lenders (including us) offer temporary 2/1 or 1/0 buydowns funded directly through the loan. That means your first year’s payment is lower without relying on concessions — giving you breathing room while you settle in.
2. Leverage Rental Income.If you’re buying a home with an accessory dwelling unit (ADU) or a property with rental potential, that income can sometimes be used to help you qualify. Even a small unit or in-law suite can strengthen your numbers.
3. Go “Fully Underwritten” Before You Shop.Pre-approvals are common, but a full underwrite puts you in a different league. Sellers see you as stronger than other buyers, and you can close faster. In competitive situations, that can be the edge that wins you the house.
These aren’t complicated strategies — but they make a big difference when applied at the right time.
