One thing I've learned after more than two decades in lending is that assumptions can be expensive.
Especially when it comes to down payment assistance.
Every year I talk with buyers who tell me the same thing.
"I don't qualify."
When I ask why, the answer is usually based on something they heard from a friend, read online, or assumed years ago.
Sometimes they're right.
Many times they're not.
The challenge is that down payment assistance programs aren't all the same.
Income limits vary.
Guidelines vary.
Property requirements vary.
And programs evolve over time.
That's why advice that was accurate two years ago may not be accurate today.
The other mistake I see is buyers becoming so focused on the assistance itself that they forget the bigger picture.
The goal isn't simply getting help with a down payment.
The goal is buying the right home with a financing strategy that makes sense long term.
Monthly payment matters.
Cash reserves matter.
Future plans matter.
A good strategy looks at the entire picture.
Not just one program.
The buyers who typically have the best outcomes are the ones who ask questions early.
They learn what's available.
They understand their options.
And they build a plan before they need one.
That's true with down payment assistance.
And honestly, it's true with most things in life.
