What Is TBD Underwriting? How a Full Approval Before You Find a Home Wins Offers


TBD underwriting means a lender fully underwrites you before you’ve picked a property. The “TBD” is the address. Your income, assets and credit are already reviewed, so the only things left are about the home itself. That makes your offer more credible and your closing faster.
How is this different from a pre-approval?
A typical pre-approval is a review of what you tell the lender, sometimes with a credit check and a few documents. It’s useful, but it’s not the same as an underwriter having looked at your file.
With a Full TBD Underwrite, your documents are collected and reviewed by underwriting up front. The lender isn’t taking your word for it.
What’s left after a TBD underwrite?
The property. That means the appraisal, title, insurance, and any project or property requirements for the specific home, such as a condo project review or VA property requirements. It also means your file has to stay the same until closing.
How does it help your offer?
Credibility. Your agent can tell the seller your approval isn’t a guess.

What are the limits?
It’s not a guarantee of a loan. The approval depends on the property, the appraisal and nothing changing in your finances. New credit, a job change or a large undocumented deposit can undo it. And not every loan program works the same way, so we’ll tell you how it applies to yours.
