Can You Finance a TIC? Yes—But It’s Different.
If you've been looking at homes in San Francisco, you've probably come across the term TIC, or Tenancy in Common.
For many buyers, it's unfamiliar territory.
One of the biggest myths is that TIC properties can't be financed.
That's simply not true.
The financing is different from a traditional condominium, and not every lender offers TIC loans. That's one reason the misconception persists.
For the right buyer, though, a TIC can be a smart way to enter a high-cost market where purchasing a single-family home or condo may be out of reach.
Like any purchase, the details matter. The ownership agreement, lender guidelines, down payment, and property itself all play a role.
That's why it's important to work with a lender who has experience with TIC financing rather than assuming they're all treated the same.
I've helped buyers navigate TIC purchases, and in many cases they've been able to buy in neighborhoods they otherwise couldn't afford.
The key isn't asking whether a TIC can be financed.
The better question is:
Is a TIC the right fit for your goals?
That's where the conversation should begin.
