Is Now a Good Time to Buy a Home in California?

Waiting for mortgage rates.

 

Waiting for home prices.

 

Waiting for the "perfect" time to buy.

 

But that's not what we're seeing every day.

 

People are still buying homes throughout California.

 

They're just buying differently.

 

Today's California Housing Market Is More Balanced

 

A few years ago, buyers had almost no leverage.

 

Multiple offers were common.

 

Homes sold within days.

 

Many buyers waived contingencies just to compete.

 

Today's California housing market looks much different.

 

Buyers are taking more time.

 

Sellers are negotiating again.

 

We're seeing more seller credits, temporary rate buydowns, and opportunities that simply weren't available during the frenzy.

 

That doesn't mean every market is the same.

 

Orange County looks different than Marin County.

 

The Bay Area behaves differently than the Inland Empire.

 

Real estate has always been local.

 

Mortgage Rates Matter… But They're Not Everything

 

One of the biggest questions I hear is:

 

"Should I wait for mortgage rates to come down?"

 

The honest answer?

 

Nobody knows.

 

If rates move lower, that's great.

 

But lower mortgage rates often bring more buyers back into the market.

 

That usually means more competition.

 

Higher prices.

 

And fewer opportunities to negotiate.

 

Every market has trade-offs.

 

The Buyers Having Success Right Now

 

The buyers we're seeing succeed aren't trying to predict the next Fed meeting.

 

They're focused on preparation.

 

They know their budget.

 

They understand their financing options.

 

They're fully pre-approved before they start writing offers.

 

And when the right home becomes available, they're ready.

 

Preparation still beats prediction.

 

It always has.
