Jumbo Loans in California: What They Are and How to Qualify

A jumbo loan is any mortgage above the conforming loan limit. For 2026, that limit is $832,750 in most of the country and up to $1,249,125 in high-cost areas. Jumbo loans usually require stronger credit, more reserves and more documentation than a conforming loan.
What are the 2026 loan limits?
FHFA set the 2026 baseline conforming limit for a one-unit property at $832,750. In high-cost areas, the limit is higher, up to a ceiling of $1,249,125. Each county has its own number, so your loan limit depends on where the home is.
A loan above your county’s limit is a jumbo. A loan in the range between the baseline and the county’s higher limit is often called high-balance conforming.
How is a jumbo different?
Jumbo loans aren’t backed by Fannie Mae or Freddie Mac, so each lender sets its own rules. Expect:
• Higher credit standards.
• More reserves, often several months of payments, sometimes more.
• Full documentation of income and assets.
• Larger down payments than a conforming loan may require.
• Appraisal scrutiny, sometimes more than one appraisal.
The details vary a lot by lender, which is why it helps to compare more than one option.
What if your income doesn’t fit the standard box?
That’s where it helps to look beyond a standard jumbo. Self-employed buyers may qualify with bank statements. Buyers with significant assets may qualify with asset-based programs. The right structure depends on your finances.
How can you preserve cash and flexibility?
With large loans, how you structure the purchase matters. Some buyers use financing to keep more liquidity available for investments or a business instead of putting the maximum into the down payment. That’s a decision to make with your financial advisor.
