Good financial planning includes the right mortgage strategy. The best results usually come when the loan officer, the CPA and the financial advisor talk before the client applies, not after. Here’s what I look at, what helps me help your clients, and what I can send you.

How a lender can support your clients: business-owner income, tax returns vs. qualifying income, asset-based loans, investor financing and trust vesting.Why do tax returns and qualifying income often disagree?
Your client may take legitimate deductions, depreciation and retained earnings that lower taxable income. A standard lender reads the return literally, so a strong business can look modest on paper. That’s not an income problem. It’s a documentation problem.
What options exist for business owners?
• Tax-return qualification, when the returns tell the right story.
• CPA-prepared profit and loss programs, which can use a P&L in place of full returns, depending on the program.
• Bank statement loans, which qualify income from 12-24 months of deposits with an expense factor.
• Asset-based qualification, for clients with significant liquid assets and irregular income.
The best fit depends on the client’s numbers, which is why I like to see them early.
What can your clients do before they apply?
• Talk to you about timing if a return is about to be filed or amended.
• Keep business and personal accounts organized.
• Avoid large, undocumented deposits and new credit before closing.
• Plan how they’ll source the down payment, including any asset sales and their tax effects.
What about investor clients?
DSCR loans qualify a property on its rental income instead of personal returns, which helps investors with heavy depreciation. For exchanges, timing matters.
What about trusts and entities?
Estate planning and how title is held can affect a loan. Revocable trusts, LLCs and other vesting choices each come with documentation requirements. I’ll tell you what the lender needs so the plan and the loan match. That’s a legal question for your attorney, not something the loan structure decides.
