The Biggest Cost of Waiting Isn't Always the Interest Rate

When people tell me they're waiting to buy, it's usually because of one thing.


Interest rates.


And that's understandable.


Rates affect affordability.


But they're only one piece of the puzzle.


The question I always encourage buyers to ask is this:


What am I giving up by waiting?


Maybe nothing.


Or maybe...


Another year of rent.


Another year without building equity.


Another year of hoping the "perfect" market shows up.


Here's the reality.


Nobody knows exactly where rates will be six months from now.


If they drop, that's great.


But if they drop because inflation improves and confidence returns, more buyers may jump back into the market.


More buyers often means more competition.


That's how real estate cycles tend to work.


Every market comes with trade-offs.


Today's market may have higher rates.


But it also offers opportunities we haven't seen in years.


Seller credits.


Closing cost assistance.


Rate buydowns.


More inventory.


More room to negotiate.


The goal isn't to convince everyone they should buy today.


Some people absolutely should wait.


The goal is to help people make an informed decision.


Not one based solely on headlines.


Because buying a home isn't just about today's rate.


It's about where you want to be five or ten years from now.


That's the conversation worth having.


Long-term goals.


A realistic budget.


A smart financing strategy.


Those things matter far more than trying to predict the next move in the bond market.


Real estate has never rewarded perfection.


It rewards preparation.


And people who make thoughtful decisions based on their own circumstances.


That's still true today.
